Mortgage points are optional prepaid interest you pay at closing to lower your rate, and closing costs are the one-time fees to finalize the loan. Florida buyers typically budget a few percent of the purchase price for closing costs, and the exact figure should come from a current Loan Estimate, not a rule of thumb. The two trade off against each other: paying more upfront for a lower rate, or taking a slightly higher rate to keep cash in your pocket.

I’m Duane Buziak, and in this walk-through I’ll cover how points work, which costs are specific to Florida, a worked breakeven calculation, ways to reduce cash to close, and how to compare offers using a soft credit pull before you commit to anything. One Florida advantage runs through all of it: with no state income tax, more of your gross income is available for housing, which can help your debt-to-income ratio (DTI) when a lower payment or a higher payment is under review.

What Are Mortgage Points and How Do They Work?

One point equals 1% of your loan amount, paid at closing to buy a lower interest rate. On a $350,000 loan, one point costs $3,500. These are called discount points, and they are optional.

Discount points are different from origination charges. Origination charges pay for the work of taking and processing the loan, and on a broker transaction they include the broker’s compensation. Both appear in Section A of your Loan Estimate, so you can see exactly what is buying a lower rate and what is paying for services.

How much one point lowers your rate varies by day, loan type, and credit profile, so no fixed number applies. Many borrowers see something like an eighth to a quarter of a percentage point per point, but treat that as an illustration only. Ask for a written quote showing the rate at zero points, one point, and two points on the same day.

The opposite move: lender credits

Lender credits work in reverse. You accept a slightly higher rate, and the wholesale lender gives a credit that offsets closing costs. It lowers cash to close but raises the monthly payment and total interest, so it suits buyers short on cash or expecting to move or refinance soon.

A related tool: the temporary buydown

A 2-1 temporary buydown lowers your rate by two points in year one and one point in year two, then settles at the note rate. The cost is usually funded upfront, often by a seller or builder. It eases early payments but does not change the permanent rate.

Two mistakes come up often. Buyers assume points are required, and they are not. And buyers confuse points with the origination fee or with the down payment, which are separate lines with separate purposes.

What Closing Costs Should Florida Buyers Expect?

Closing costs fall into four groups: broker and lender fees, third-party charges, government taxes, and prepaids and escrows. The total, as a percentage of price, depends on your loan, county, and insurance, so I won’t quote a statewide average. Your Loan Estimate gives the real number, and the CFPB closing costs explainer defines each category.

Florida taxes tied to the loan

Florida charges documentary stamp tax on the promissory note under Fla. Stat. 201.08, commonly $0.35 per $100 of the note. It also charges a non-recurring intangible tax on the mortgage under Fla. Stat. 199.133, set at 2 mills. For illustration, on a $350,000 loan that is about $1,225 in note stamps and $700 in intangible tax, roughly $1,925 combined. Confirm current rates and any county variation with your closing agent.

Deed stamp tax under Fla. Stat. 201.02 is customarily paid by the seller, though local custom and some county rules differ, so verify yours.

Services and prepaids

Title insurance and settlement fees, the appraisal, and sometimes a survey make up the third-party group. Florida homeowners insurance is the biggest variable. The first year’s premium is usually prepaid at closing, and insurers also require an initial escrow deposit.

Check your flood zone at msc.fema.gov early. A required flood policy raises both prepaids and the monthly payment that counts toward DTI. Because Florida has no state income tax, your gross-to-net picture is more favorable than in many states, but a high insurance quote can still tighten qualification.

The homestead timing quirk

Fla. Stat. 196.031 provides the homestead exemption, up to a $50,000 reduction in assessed value. Your first year’s escrow usually does not reflect it yet, so early tax deposits can look larger than your long-term monthly figure. Ask for the estimate both ways.

Are Mortgage Points Worth Paying? A Worked Breakeven

Points pay off only if you keep both the loan and the home past the breakeven month, which is the upfront cost divided by the monthly savings. Everything depends on three variables: the rate reduction, the upfront cost, and how long you will realistically hold the loan.

Here is an illustration, not a current quote. Suppose you take a $350,000 30-year fixed loan. At 6.50%, principal and interest is about $2,212 per month. Pay one point ($3,500) to reach 6.25%, and the payment drops to about $2,155. That saves about $57 per month.

  • Rate reduction: 0.25 percentage point for one point
  • Upfront cost: $3,500
  • Breakeven: $3,500 divided by $57 is roughly 61 months, about five years

Sell or refinance in year three and you have lost money on the points. Stay ten years and the same point returns well over its cost in lower payments.

What shifts the answer

A likely sale or refinance within five years makes points a poor fit. A long hold favors them. Also weigh the opportunity cost: $3,500 used for reserves, a larger down payment, or moving costs may be worth more than $57 a month, especially in a state where a hurricane deductible can demand cash.

The lower payment also helps DTI, and because Florida has no state income tax, there is no state-level deduction to factor in either way.

Tax treatment

Points may be deductible on your federal return, with different rules for a purchase than for a refinance. IRS Publication 936 explains the conditions. Confirm your situation with a tax professional before counting on a deduction.

How Can You Lower Cash to Close in Florida?

The main levers are seller concessions, lender credits, down payment assistance, and shopping the fees you are allowed to shop. Each one moves cost somewhere else, and I look for no-out-of-pocket closing options only where the numbers hold up over your real timeline.

Program terms change, so verify them on floridahousing.org before relying on them. Veterans who qualify should also ask about Salute Our Soldiers, again confirming current terms.

Seller concession limits

Caps vary by loan type and down payment. As of 2026, conventional limits are set in the Fannie Mae Selling Guide and step up as your down payment grows. FHA rules are published through HUD.gov, and VA rules at VA.gov. I confirm the current cap for your loan before an offer is written.

A three-variable check for assistance

With FL HLP, the second lien adds a payment, and some assistance-paired loans carry a rate premium. Test three things: the rate premium, the assistance amount, and your years of ownership. For example, imagine a $10,000 second at 3% over 15 years (about $69 a month) paired with a quarter-point premium on a $350,000 loan (about $57 a month). That is roughly $126 a month against $10,000 of cash kept in your pocket. Over a long hold, the carrying cost can approach or pass the benefit, so run it for your own timeline.

How Do You Compare Points and Closing Costs Without Hurting Your Credit?

Ask for a Loan Estimate from each option and lay them side by side. Mortgage inquiries made within a short shopping window are generally treated as a single inquiry for scoring, and the CFPB’s Loan Estimate guidance explains how the form is built. A soft credit pull mortgage review lets you see real numbers before any hard inquiry happens.

How I handle the credit side

My NoTouch Credit Pull is a soft pull: I review your credit profile without a hard inquiry, so there is no credit hit from the comparison stage. That supports a no hard inquiry mortgage pre-approval and a mortgage pre-approval without hard pull, meaning an estimate of what you can expect before you commit. A hard inquiry comes later, only when you choose to move forward.

As a soft pull mortgage broker, I can then check hundreds of wholesale lenders at one time. I call this approach Dare to Compare: lay the offers side by side and let the line items speak. It is not a rate war.

Which lines to compare

  • Section A: origination charges and points
  • Sections B and C: services you cannot shop for and services you can
  • Section E: taxes and government fees, including the Florida stamp and intangible taxes
  • APR: a single figure that folds in certain costs, useful alongside the rate

A lower rate with higher Section A charges is not automatically better, so compare the total at your expected hold time. Timing rules help: you should receive a Loan Estimate within three business days of applying, and a Closing Disclosure at least three business days before closing, so you can compare the two for changes.

Broker versus direct company

Large direct companies such as Rocket and Movement offer their own loan products. A broker can quote across multiple wholesale sources. Both are legitimate paths, and the Loan Estimate is how you judge either one.

Mortgage Points and Closing Costs FAQ

What is a mortgage point?

A mortgage point is a fee equal to 1% of your loan amount, paid at closing to lower your interest rate. On a $350,000 loan, one point is $3,500.

How much are closing costs in Florida?

Florida buyers typically budget a few percent of the purchase price, but your Loan Estimate gives the actual figure. Insurance prepaids, title charges, and state taxes cause most of the variation.

Who pays Florida documentary stamp and intangible taxes?

The buyer customarily pays the note stamps under Fla. Stat. 201.08 and the intangible tax under Fla. Stat. 199.133. The seller customarily pays deed stamps under Fla. Stat. 201.02, with local exceptions to verify.

Are mortgage points tax deductible?

They may be, depending on whether the loan is a purchase or a refinance and on other conditions. Review IRS Publication 936 and confirm with a tax professional.

When do points break even?

Divide the points’ cost by your monthly payment savings. In the illustration above, $3,500 divided by about $57 is roughly 61 months.

Can the seller pay my closing costs?

Yes, within caps set by your loan type and down payment. Check current limits in the Fannie Mae Selling Guide, HUD.gov, or VA.gov guidance.

Can down payment assistance cover closing costs?

Some programs allow assistance funds to be used toward closing costs as well as the down payment. Confirm current rules for FL Assist, FL HLP, or Salute Our Soldiers at floridahousing.org.

Does comparing mortgage quotes hurt my credit?

Not much when done in a short window, since multiple mortgage inquiries are generally treated as one for scoring. A soft pull review avoids a hard inquiry during the comparison stage entirely.

Your Next Step: A Soft-Pull Quote You Can Compare Line by Line

Points are a breakeven decision: pay them only if you will hold the loan past the month your savings catch up.
